Port Orange runs about 20.5 mills. A long-time owner may effectively pay ~1%, but as a new buyer, budget closer to 1.8% of your purchase price the first year — Florida resets the assessed value when you buy.

🌊 Flood zones

Much of mainland Port Orange is Zone X — lower risk, often no lender-required flood policy. Pockets near the river and Spruce Creek are AE. I'll pull the exact zone for any address free.

🛡️ Home insurance

Florida premiums are high statewide, but a mainland Port Orange home typically insures for far less than an oceanfront condo. Newer roofs and wind mitigation cut the bill meaningfully.

Are there 55+ and golf communities?
