In 2026, South Daytona's median sale price has been running roughly in the high-$200,000s to around $330,000 depending on the month and source — one of the more affordable beachside-adjacent options in the county. Put simply: the same budget buys you more square footage and yard in South Daytona, and more newness and amenities in Port Orange.

What I make every buyer check in both cities

Because both front the Halifax River and sit on the mainland coast, my coastal checklist applies in each: flood zone (Zone X vs AE vs VE makes a real dollar difference, especially on riverfront and canal lots), flood and wind insurance quotes before you waive contingencies, roof age and wind-mitigation features, and — on South Daytona's older homes in particular — the true condition of roof, electrical, and plumbing.
