The waterfront homework nobody skips twice

On this coast the water is the easy part — the diligence is flood zone, insurance, and (for condos) the building's paperwork. Rule of thumb worth knowing: many oceanfront tower footprints here actually map FEMA Zone X (minimal hazard) with VE only on the dune — while some inland-looking canal areas flood in every big rain. The map, not the view, sets the premium.
