Verify dock permit on file with the city / state (Florida DEP, Army Corps), dock condition (pilings, decking, electric, water), boat lift age and capacity, and whether the dock is grandfathered or compliant with current setbacks.

3. Flood zones

4. Hurricane / wind

Less exposed than beachside NSB but still meaningful exposure. Plan on $3,500–$7,000/year homeowners insurance.

5. Condo-specific considerations

For Riverwalk condos: verify milestone inspection status (Florida SB 4-D), get the SIRS (Structural Integrity Reserve Study), review reserve funding levels, identify any current or anticipated special assessments, read the rental rules carefully if buying for income.

6. HOA / condo fees

Riverwalk condo fees in 2026 typically run $475–$950/month. Riverfront single-family homes generally have low or no HOA, but verify.
