The beach is about 10–20 minutes over the Dunlawton bridge, depending on the side of town.

Buying in Port Orange
Which Port Orange ZIP code should I search?+
Start with how you'll live. The west side (32128) has the gated communities, golf, 55+ options and newer construction. The east side (32127) has the river streets and most of the boat-dock homes. The north end (32129) is the most affordable way into the city. ZIP 32127 also covers Ponce Inlet, so filter by city name first. Best neighborhoods in Port Orange →
Is Port Orange in a flood zone?+
Much of the city is mapped Zone X, where a lender usually won't require flood insurance; streets near the Halifax River and Spruce Creek are more often AE. FEMA's 2025–26 policy data puts the typical primary-home policy at about $616 a year citywide and about $1,181 in the east side's AE zones. Send me an address and I'll pull the zone before you write an offer.
What are the gated communities in Port Orange?+
Spruce Creek Fly-In, Sanctuary on Spruce Creek and Sabal Creek are the gated names buyers ask about most, all on the west side. Cypress Head wraps a public golf course and isn't one single gated community. Best gated communities in Port Orange →
Port Orange or New Smyrna Beach?+
Port Orange trades the walk to the beach for lower prices and, in most of the city, lower flood-policy costs. New Smyrna puts you closer to the sand. From Port Orange the beach is about 10–20 minutes over the Dunlawton bridge, depending on the side of town. Port Orange vs New Smyrna Beach →
I'm behind on payments. Can selling help?+
Possibly. Selling before auction can protect more of your equity, but I can't promise how it will go. The first conversation is free and confidential.
