Where coastal Florida is still attainable
Daytona has the widest price range on this coast — the same beach as its pricier neighbors, but with mainland homes, condos and gated golf communities that still pencil out. It draws first-timers, investors, retirees and event-driven renters in equal measure.
Value at the beach
This is where the Atlantic is still affordable — condos from the $200Ks, gated golf homes in the $300Ks, and starter houses well under what New Smyrna or Ponce Inlet command.

The Daytona 500, Bike Week, Biketoberfest and a college-town crowd (Embry-Riddle, Daytona State) create year-round rental demand — a real plus if you're buying for income.

Daytona is really a dozen different markets. Here are the ones buyers ask about most — from gated golf on the west side to oceanfront condos. Prices are ballpark; ask me for live availability.
LPGA International
The west side's premier address — a gated, master-planned golf community of estate homes, villas and townhomes around two championship courses, with easy I-95 and I-4 access.
Pelican Bay
A gated golf community with two 18-hole courses, low fees and some of the best value in the city — popular with families and retirees who want amenities without the premium.
Latitude Margaritaville
Jimmy Buffett's wildly popular 55+ resort community — a town-center, band shell, pools and a private beach club shuttle. New and near-new homes with a built-in social life.
Indigo
A mature, tree-lined golf community between International Speedway Blvd and LPGA — solid single-family homes, central location and quick beach access.
Beachside & Daytona Beach Shores
Oceanfront and ocean-view condos, plus beach cottages, steps from the sand. The rental and snowbird heartland — watch HOA fees, reserves and flood zone.
Seabreeze / Downtown
Historic beachside bungalows near Seabreeze, plus a reviving downtown on the Halifax with riverfront dining and Jackie Robinson Ballpark. Character and walkability.
Daytona Beach schools — the honest read
This is the one area to go in clear-eyed: Daytona's schools rate below the county's best and vary sharply by neighborhood. A handful are solid — below are the stronger options — but if schools are your priority, use Volusia's school-choice program and confirm assignment for any address. Many buyers here are condo, retiree or investor buyers for whom it's less central. Ratings are GreatSchools (out of 10).

Flood, taxes & insurance — straight talk
Daytona has the county's widest spread of carrying costs — an oceanfront condo and a mainland house can differ by thousands a year. Here's what to actually budget before you write an offer.
🌊 Flood — with a 25% discount
The city spans Zone VE oceanfront (high cost) and AE along the Halifax to Zone X inland ($400–$900/yr). Daytona's flood program earns a citywide 25% NFIP discount — I'll pull the zone and net cost for any address.
🏠 Taxes — county's highest
Daytona Beach runs about 22.5 mills, the highest millage in Volusia. Homesteaded, budget ~1.9% of price; a second home or rental (no homestead) is closer to 2.1%. I get you a real projected bill first.
🏢 Condos: read the reserves
Beachside high-rise HOA dues and master insurance have jumped statewide. On a condo, the reserves, assessments and master policy matter as much as the price — I'll help you vet the financials before you commit.
