Inland value: lower flood, different math
Flood is much milder inland: most of DeLand sits in low-risk zones, so coastal-style flood insurance usually isn't a factor — the exceptions are parcels near the St. Johns River, lakes and low wetlands. I'll still confirm the zone for any specific home.

What do homes cost in DeLand?
Median sale prices run roughly $345,000–$389,000 depending on the month (early 2026) — about 15–25% below comparable coastal Volusia. You'll find in-town value homes in the $200Ks–$300Ks, master-planned and historic homes higher, and acreage well past $1M.
Why is DeLand cheaper than the coast?
It's inland — you trade beach proximity for historic character, a walkable downtown, more square footage per dollar and lower coastal-insurance costs. Different lifestyle, stronger value.
Is flood insurance a concern in DeLand?
Far less than on the coast — most of DeLand is low-risk. The exceptions are homes near the St. Johns River, lakes or wetlands, which I'll always check before you offer.
What is Victoria Park?
DeLand's flagship master-planned community — parks, trails, a YMCA and the Victoria Hills golf course, including the gated Cresswind/Victoria Gardens 55+ section.
Is DeLand a good place for Stetson families or staff?
Yes — you can live walkable to campus in a historic neighborhood, or get more space a few minutes out. I'll match you to the right trade-off of walkability, size and price.
How far is DeLand from the beach and Orlando?
The Daytona-area beaches are about 30–35 minutes east; downtown Orlando and its attractions are roughly 45–60 minutes south via I-4.
