The Numbers Nobody Explains

Inland value: lower flood, different math

Flood is much milder inland: most of DeLand sits in low-risk zones, so coastal-style flood insurance usually isn't a factor — the exceptions are parcels near the St. Johns River, lakes and low wetlands. I'll still confirm the zone for any specific home.

Why is DeLand cheaper than the coast?
It's inland — you trade beach proximity for historic character, a walkable downtown, more square footage per dollar and lower coastal-insurance costs. Different lifestyle, stronger value.
Is flood insurance a concern in DeLand?
Far less than on the coast — most of DeLand is low-risk. The exceptions are homes near the St. Johns River, lakes or wetlands, which I'll always check before you offer.
