A real beach town — not a strip of condos
NSB has a walkable downtown, a serious surf and arts culture, and a barrier island you can actually live on. It draws retirees, second-home buyers and investors more than young families — and the smart money gets the flood and insurance numbers up front.
Walk-everywhere beach town
Flagler Avenue runs five blocks from the sand to the river — shops, tiki bars and galleries. Canal Street's historic district is right behind it. Plus 17 miles of drivable beach and a top Florida surf break.
Rental income built in
NSB is one of Florida's strongest vacation-rental markets — thousands of active Airbnb/VRBO listings. Many owners offset the carry with weekly rentals, but short-term rules vary by zone, so confirm before you buy for income.
Arts, dining & coastal culture
The Atlantic Center for the Arts, Arts on Douglas, Norwood's Treehouse, Sugar Works Distillery and a craft-beer scene give NSB a creative, grown-up feel you won't find in most beach towns.
Care close to home
AdventHealth New Smyrna Beach on Palmetto Street has served Southeast Volusia for more than 60 years — a full hospital minutes from the beachside.
Premium prices, but a calmer market
NSB is the priciest of the coastal Volusia towns, with a median around $485,000 in Spring 2026 and prices holding roughly flat. Inventory has climbed to about 515 homes — close to a four-month supply — so buyers finally have choices and negotiating room. Beachside and the better golf communities still command a premium.

From the barrier island to mainland golf communities, here's what each pocket is really like. Price ranges are ballpark and move fast on the beachside — ask me for live availability.
Beachside (32169)
Oceanfront condos, beach cottages and custom homes, all walkable to Flagler Ave and the sand. The rental and resale star — and almost entirely in flood zones, so insurance matters.
Venetian Bay
Mainland master-planned community with an 18-hole course, a walkable Town Center, and 15 sub-neighborhoods from condos to large homes. Popular with families and retirees.
Sugar Mill Country Club
NSB's only true golf-course community — a private 27-hole club with established homes, mature oaks and a strong social calendar.
Bouchelle Island
Gated Intracoastal community with its own par-3 course, tennis and a marina. Lock-and-leave condos popular with snowbirds and downsizers.
Historic District / Canal St
Older bungalows and cottages near downtown Canal Street and the river — character, walkability and a short golf-cart ride to dining.
Turnbull Bay / The Trails
Quiet mainland enclaves with bigger lots, canopy roads and some Turnbull Bay waterfront — more space, less traffic, easy beach access.
How New Smyrna Beach schools really rate
It's a mixed picture worth knowing up front: NSB's elementary schools are strong (Coronado Beach is a perfect 10), but the middle and high school rate below the county's best. For the many retiree and second-home buyers here it's a non-issue; for families it's worth weighing school choice. Ratings are GreatSchools (out of 10).

Flood, insurance & taxes — straight talk
On the beach, two near-identical homes can cost thousands of dollars a year apart based on flood zone, elevation and roof age. This is the math that decides your real monthly payment — get it before you fall in love.
🌊 Flood is the big one
Beachside NSB is almost all Zone AE or VE — flood insurance commonly runs $2,000–$8,000+/yr (VE waterfront can go higher). Mainland Zone X is often $500–$1,000. I'll pull the exact zone and an estimate for any address, free.
🏠 Taxes — and the 2nd-home trap
NSB runs about 19.5 mills. If it's your homestead, budget ~1.7% of price. If it's a second home or rental you get no homestead exemption — budget closer to 1.95% (about $9,700/yr on a $500K home).
🛡️ Wind & roof
On a barrier island, wind/hurricane coverage and a current roof drive your premium. A newer roof, impact windows and a wind-mitigation inspection can cut the bill substantially — ask before you waive inspections.
What you'll actually do here
Surf in the morning, gallery-hop Canal Street in the afternoon, dinner in a treehouse over the marsh — NSB packs a lot into a small, walkable footprint.
