Why Buyers Choose Ormond Beach

More than a beach town

Ormond keeps its tree-lined, small-town character while sitting minutes from the sand. You get history, established neighborhoods, and gated golf — usually with more home for the money than the flashier beach markets to the south.

🏛️

Historic character

From the Birthplace of Speed and the Ormond Scenic Loop to Rockefeller’s Casements, this is one of the few Volusia towns with real heritage and tree canopy.

🌊

Real beaches, less crowd

Quiet, drivable beachside from Granada north to Ormond-by-the-Sea — the sand without the spring-break energy of the bigger beach towns.

🎓

Schools that rate

Several Ormond elementaries rate among the county’s best; zoned to Seabreeze or Mainland high. I’ll pull the exact ratings for your specific address.

🛡️

Lower carrying costs

Most mainland Ormond sits in lower-risk flood zones than beachfront. My KCAP review prices the flood + insurance math before you write an offer.

The Numbers Nobody Explains

Flood, insurance, and the tax trap

Beachside vs. mainland flood: beachfront and barrier-island Ormond (32176) carries real flood-zone and wind exposure; most mainland Ormond sits in lower-risk zones. The difference can be thousands a year in insurance — my KCAP coastal assessment prices it before you offer.

The Save Our Homes trap: the seller’s tax bill is not what you’ll pay. At roughly a 1.02% effective rate, a reassessment after purchase can add thousands. I’ll get you a real projected tax bill — see my Volusia County property tax guide.

Good Questions

Ormond Beach buyer FAQ

What do homes cost in Ormond Beach?
The median sale price is around $395,000 (early 2026, up about 13% year-over-year), but it spans a wide range — attainable mainland and Ormond-by-the-Sea homes from the $300Ks up to gated-golf and riverfront/oceanfront well past $1M.

Beachside or mainland — which is right for me?
Beachside (32176) puts you walking distance to the sand but with higher flood and wind insurance. Mainland Ormond trades the walk-to-beach for lower carrying costs, bigger lots and gated-golf options. I’ll run the true monthly-cost math both ways.

Is flood insurance required in Ormond Beach?
It depends entirely on the parcel. Barrier-island and riverfront properties are more likely in a Special Flood Hazard Area where coverage is mandatory; much of mainland Ormond is lower-risk. My KCAP review confirms the zone and prices it before you offer.

How are the schools?
Several Ormond-area elementaries rate among Volusia’s strongest, with high schools zoned to Seabreeze or Mainland depending on address. Zoning isn’t uniform — tell me your target home and I’ll confirm the exact assignments and current ratings.

Is Plantation Bay in Ormond or Flagler County?
Both — the community straddles the county line, which actually affects taxes, schools and services. I’ll tell you which side any specific home sits on before you fall in love with it.

How far is Ormond Beach from Daytona and the airport?
Downtown Daytona and Daytona International Airport are about 10–15 minutes south; Orlando and its airport are roughly an hour via I-95/I-4.
