Flood depends on the parcel: riverfront, canal and lagoon-adjacent homes are more likely in a Special Flood Hazard Area, while much of inland Florida Shores is lower-risk. The gap can be thousands a year — my KCAP coastal assessment confirms the zone before you offer.
