The boater's checklist before offering

Draft and clearance: verify actual water depth at the dock at low tide and any fixed-bridge clearance between you and the Inlet — for your boat, not in general. Slip and dock rules: in condo and HOA communities, slips can be deeded, assigned, waitlisted, or first-come; the rules live in the documents, and online listings get them wrong constantly (I verify them with the association on every deal — it's a known trouble spot).
