A street-by-street look at South Daytona’s neighborhoods — Big Tree, Coventry Forest, Sherwood Forest, Blake and the Halifax riverfront corridor — and how to tell which one

If your dream is a low-maintenance condo where you can watch the sunrise over the Atlantic and keep a boat on the Intracoastal, Harbour Village in Ponce Inlet is about as good as it gets in Volusia County. It’s a large gated waterfront community wrapped around its own marina and golf course, with both ocean and river frontage — a rare combination. Here’s an honest buyer’s guide for 2026.
Harbour Village is a gated condominium community on a large parcel in Ponce Inlet, positioned between the Atlantic Ocean and the Halifax River (Intracoastal Waterway). It’s built around a marina and a short golf course, with several mid-rise condo buildings, a private beach club, and direct, no-drive beach access — meaning you reach the sand without cars on the beach. It’s widely considered the premier condo community in Ponce Inlet, and the only one here with its own marina.

Browse Volusia County Homes →The lifestyle is the whole point at Harbour Village. Boaters can keep a vessel at the on-site marina and be in the Intracoastal — with the inlet and open ocean nearby — in minutes. On the ocean side, the private beach club gives residents a pool, dining, and direct access to one of the quietest stretches of beach in the area. Add the golf course, tennis, fitness, and the gated entry, and it’s a true lock-and-leave resort community.
Pricing depends heavily on the building, the floor, and the view — ocean-view and river-view units carry a real premium over interior or golf-view units. Because views and renovations drive value so much here, the only number that matters is what comparable units in the same building have actually sold for recently. Tell me what you’re after (ocean view, a boat slip, top floor) and I’ll send the current listings and recent sales.
It’s ideal for boaters, second-home buyers, snowbirds, and retirees who want a resort lifestyle on the water without maintaining a house. It’s less of a fit if you want a single-family home with a yard, the lowest-possible monthly cost (waterfront condos carry HOA, flood, and wind insurance), or a walkable downtown at your doorstep — Ponce Inlet is quiet and residential by design.
This matters more at Harbour Village than almost anywhere else I sell. The community sits on a barrier island between the ocean and the river, so units can fall into higher-risk coastal flood zones, and both your own insurance and the master policy reflected in your HOA dues can significantly affect your monthly cost. It varies by building and even by floor, so never assume — get the exact flood and insurance numbers for the specific unit before you commit.

Sitting between the ocean and the Intracoastal, flood and wind insurance can shape your whole budget here — and it varies by building and unit. Send me any Harbour Village address and I’ll send back a free report: the FEMA flood zone, whether coverage is required, and the likely annual cost. Usually within 24 hours, no obligation.

Can I keep a boat there? Yes — it has an on-site marina with slips (availability varies).
Is it gated? Yes.
Is there a golf course? Yes — a short course within the community.
