Venezia is one of New Smyrna Beach’s most private luxury enclaves — a manned-gate community tucked along the Indian River off North Causeway, screened from the busier parts of town by several acres of trees and lush landscaping. It’s built for waterfront living: many homes are riverfront, with deep-water docks, waterfront pools, and generous square footage.

What is Venezia known for?

Upscale, private riverfront living. The single-family homes here tend to be large — often five bedrooms, roughly 3,600 to 5,600+ square feet — and the community also includes some condominiums. The draw is privacy, mature landscaping, and direct Intracoastal/Indian River access for boaters, all minutes from New Smyrna’s beaches and Flagler Avenue.

What do homes in Venezia cost?

Is Venezia in a flood zone?

This matters more here than almost anywhere — Venezia is riverfront. Waterfront and near-water lots are far more likely to be in higher-risk FEMA zones (AE or VE), which drives flood-insurance cost. Never make an offer on a riverfront New Smyrna home without the zone and the real insurance number.
