The bridge is the price line.
Beachside means condos, beach cottages and the walk to the sand, where wind insurance and the condo association's finances drive the monthly cost. The mainland core holds downtown, the Speedway and the city's most affordable homes. Most new construction is out west along LPGA Boulevard. A beachside comp is never a mainland comp, so I price each side on its own.

Every Daytona Beach home gets the same check.
An oceanfront condo and a mainland house can differ by thousands a year in carrying costs. I look at these before any client signs — so the surprises show up on paper, not after closing.

Buying in Daytona Beach
Beachside condo or mainland house?+
A beachside condo gets you the ocean and lock-and-leave ease, but the HOA dues, reserves and insurance decide the real monthly cost. A mainland or west-side house usually gets you more space and lower carrying costs for the money. I'll price out both for you.
How much is flood insurance in Daytona Beach?+
It varies house to house. FEMA's 2025–26 policy data puts the typical primary-home policy on a Daytona Beach house at about $751 a year citywide: about $1,086 beachside in 32118 and about $761 in the mainland core. The city's Class 5 rating in FEMA's Community Rating System discounts NFIP premiums. Condo buildings usually carry a master flood policy, so I check the association's.
Which Daytona Beach neighborhood fits me?+
Start with how you'll use the home: gated golf on the west side, the beach on the peninsula, or the value end of the mainland. My neighborhood guide compares each one on price, flood exposure, and lifestyle. Best neighborhoods in Daytona Beach →
Daytona Beach or Daytona Beach Shores?+
They're separate cities with different tax rates and rental rules. The Shores is almost all oceanfront condo towers; Daytona Beach mixes condos, beach houses and the mainland. Daytona Beach vs Daytona Beach Shores →
I'm behind on payments. Can selling help?+
Possibly. Selling before auction can protect more of your equity, but I can't promise how it will go. The first conversation is free and confidential.
