DeLand gets called “the Athens of Florida,” and once you've spent an afternoon on its brick-lined downtown, you understand why. But here's the mistake I watch out-of-area buyers make: they treat DeLand as one market. It isn't. After 75+ Volusia County transactions, I can tell you the difference between a 1920s downtown bungalow, a new-build in a CDD community, and a 55+ villa is enormous — in price, in lifestyle, and in what you need to check before you buy. This is my 2026 guide to DeLand's best neighborhoods and who each one is really for.

A quick word on the DeLand market in 2026

DeLand sits inland in west Volusia County, built around Stetson University and an award-winning historic downtown, with the St. Johns River to its west and easy I-4 access plus a SunRail station in nearby DeBary for Orlando commuters. As of 2026, the typical DeLand home value sits around $330,000, while the median list price runs closer to $390,000 at roughly $203 per square foot. Homes are going under contract in about 60 days and generally selling a few percent below list — a balanced, negotiable market. Where you land in that range depends almost entirely on which neighborhood you choose.

Historic Downtown DeLand

This is the DeLand people fall in love with: early-1900s bungalows and craftsman homes on oak-canopied streets, walkable to award-winning restaurants, shops, and Stetson. Prices here swing widely with condition — a charming-but-original home can be a relative bargain, while a fully restored historic home commands a premium. Best for buyers who want character, walkability, and to be in the heart of it. Just go in clear-eyed about older-home realities (more on that below).

Victoria Park

DeLand's signature master-planned community: newer homes, sidewalks, pools, trails, and its own town center feel. It's popular with families and relocating buyers who want turn-key newer construction and amenities. Expect HOA and, in many sections, CDD assessments baked into your annual costs — budget for them up front.

Cresswind at Victoria Gardens (55+)

An active-adult, gated community within the Victoria Park area, built for the 55+ buyer who wants a clubhouse, social calendar, and low-maintenance living. This is one of DeLand's strongest draws for retirees and snowbirds who want Florida without the coastal price tag.

Golf and established communities — Saddlebrook & Glen Abbey

For buyers who want a little more space, a yard, and often golf-course frontage, established neighborhoods like Saddlebrook and Glen Abbey offer settled streets and mature landscaping at generally more accessible prices than the newest construction. A good middle ground between downtown charm and brand-new amenities.

New construction on the edges

DeLand keeps growing, and newer master-planned and builder communities continue to open on the city's edges. These appeal to buyers who want a never-lived-in home and modern layouts — just remember that new-community pricing often carries CDD bonds, and that the “move-in” total can sit above the resale homes nearby once fees are counted.

Rural west DeLand and toward the river

Head west toward the St. Johns River and lots get larger, with acreage, room for boats and toys, and a quieter, country feel. Beautiful — but this is exactly where flood designation, septic, and well condition matter most, so it's the part of DeLand where doing your homework pays off the most.

How to choose — who each neighborhood fits

If walkability and character top your list, go downtown. If you want newer and turn-key with amenities, look at Victoria Park or the newest builder communities. If you're 55+ and want the social, low-maintenance life, Cresswind is purpose-built for you. If you want space and value, look at Saddlebrook, Glen Abbey, or rural west DeLand. The right answer is entirely about how you actually want to live — which is the conversation I have with every buyer.

What I make every DeLand buyer check

DeLand is inland, so the coastal-insurance pressure that dominates my beachside buyers is much lighter here — a real part of the value. But I still make buyers verify a few things: flood designation on anything near the St. Johns River floodplain on the west side; roof age, electrical, and plumbing on the older downtown homes (charm can hide deferred maintenance); the full HOA and CDD picture in Victoria Park and newer communities so the annual cost is no surprise; and septic and well condition on rural acreage. These are the details that separate a smart buy from a money pit, and they're all checkable before you commit.
