After working with relocating retirees, Stetson University-affiliated buyers, and coastal-priced-out families, DeLand has become Volusia's fastest-growing inland alternative — historic downtown, lower flood risk, a real college-town feel, and home prices that still leave room compared to the beach corridor.

DeLand is the Volusia County seat — population approximately 38,000 in city limits and growing. It sits in the western interior of Volusia County, about 25 miles inland from Daytona Beach.

DeLand's historic homes often have original electrical, galvanized plumbing, original windows, lath-and-plaster walls. Get a thorough home inspection AND a separate electrical evaluation on any pre-1960s home.
Victoria Park and some other newer subdivisions have HOAs with monthly fees ($75–$200) and rental restrictions. Historic downtown is mostly NOT HOA-controlled.
DeLand has specific zoning around Stetson University to prevent student-rental conversion of single-family neighborhoods.
Some DeLand outlying neighborhoods are still on septic. Conversion to sewer can be expensive.
DeLand feeds primarily into Volusia County Schools (DeLand High School, several elementary and middle schools).
