That variety is its biggest strength, and the thing most online listings gloss over. Here’s an honest local guide for 2026.
Victoria Park is a master-planned community in DeLand spanning roughly 1,800+ acres, designed from the start as a walkable, amenity-rich community with parks, trails, pools, and a town-center feel. Rather than one HOA and one home type, it’s organized into several named villages — each with its own character, price point, and sometimes its own amenities — all under the larger Victoria Park umbrella.
This is the key to shopping here. The names you’ll see include Victoria Hills, Victoria Commons, Victoria Gardens, Victoria Oaks, Victoria Trails, and The Reserve at Victoria, among others. They range from single-family and townhome neighborhoods aimed at families and professionals to the gated, 55+ Cresswind at Victoria Gardens for active-adult buyers. Because each village is different, the village matters as much as the community name — and that’s exactly where a local agent saves you time.
Victoria Park was built around walkability and the outdoors — miles of trails, multiple pools, parks, and green space woven through the villages, with a YMCA and shopping nearby.
