A street-by-street look at South Daytona’s neighborhoods — Big Tree, Coventry Forest, Sherwood Forest, Blake and the Halifax riverfront corridor — and how to tell which one

If you want a gated, amenity-rich 55+ community in a charming small-town setting — not on the coast, but close enough for beach days — Cresswind at Victoria Gardens in DeLand belongs at the top of your list. It’s one of West Volusia’s most popular active-adult communities, and it draws a lot of out-of-state retirees who want Florida living without Florida’s biggest crowds. Here’s an honest buyer’s guide for 2026.
Cresswind at Victoria Gardens is a gated, 55-and-better, active-adult community of single-family homes in DeLand, built by Kolter Homes within the larger Victoria Park master-planned development. It’s known for a big, full-amenity clubhouse and a packed social and activity calendar — the kind of place where the lifestyle programming is as much the product as the homes themselves. (Note: it’s a distinct community from the newer, separate “Cresswind DeLand” — this guide is about Cresswind at Victoria Gardens.)

Browse Volusia County Homes →As with most Cresswind communities, the amenities and social life are the main draw. Expect a resort-style clubhouse, pools, fitness, courts, and a full schedule of clubs, classes, and events — which is exactly why so many buyers here are out-of-staters who arrive not knowing anyone and have a full calendar within weeks. Add charming, walkable downtown DeLand (shops, restaurants, Stetson University) just minutes away, and you get small-town character with active-adult convenience.
Prices vary by floor plan, lot, and upgrades, with the resale market generally landing in an attainable range for an amenity-rich 55+ community — often below comparable coastal active-adult communities. Because values move with the market and with how much a home has been upgraded, the only number that matters is what comparable homes in Cresswind have actually sold for recently. Tell me your must-haves and I’ll send the current listings and recent sales.
It’s a strong fit if you’re 55+, you want a low-maintenance home with a built-in social life and big amenities, and you prefer a quieter, small-town, inland setting with the beach an easy drive away. It’s less of a fit if you want to be on or near the ocean, you have school-age kids at home, or you want a large private lot — this is an amenity-and-community-focused neighborhood.
Two things every Cresswind buyer should confirm before writing an offer:
Considering a Cresswind home? Check the flood zone before you offer.
Even inland DeLand has lots that sit in flood zones, especially near retention ponds and wetlands. Send me any address and I’ll send back a free report — the FEMA flood zone, whether coverage is required, and the likely annual cost. Usually within 24 hours, no obligation.

Book a Free 15-Min Consult →Is Cresswind at Victoria Gardens 55+? Yes — it’s an age-restricted active-adult community.
Is it the same as Cresswind DeLand? No — they’re two separate communities; this guide covers Cresswind at Victoria Gardens.
Is it on the beach? No — it’s inland in DeLand, roughly 45 minutes from the Volusia coast.
What’s nearby? Historic downtown DeLand, Stetson University, shopping, and medical care are all minutes away.
