It’s a large gated condominium community built right on the Intracoastal Waterway, with its own marina and one of the most boating-friendly setups in the area. Here’s an honest buyer’s guide for 2026.
Bouchelle Island is an established waterfront condominium community on the South Causeway (SR-44) side of New Smyrna Beach, sitting on roughly 52 acres along the Intracoastal Waterway. Built in phases between the late 1980s and mid-2000s by the DiMucci family, it’s made up of 40-plus low-rise buildings and several hundred condo residences — a true community rather than a single tower, with mature landscaping, water views, and a resort feel.

Pricing depends heavily on the building, the floor, and — above all — the view. Interior-facing and garden units sit at the lower end, while direct Intracoastal-view condos command a real premium. Because the spread is wide and inventory turns over, the only number that matters is what comparable units in the specific building have actually sold for recently. Because the community sits directly on the Intracoastal, units can fall into coastal flood zones, and flood and wind insurance — both your own and the master policy reflected in your HOA dues — can meaningfully change your monthly cost. It varies by building and even by unit, so never assume; get the exact numbers for the specific condo before you fall in love with it.
