If you're buying a home in Port Orange, New Smyrna Beach, Ormond Beach, Daytona Beach, or anywhere else in Volusia County and you have school-aged children, the school zone is going to be a top-three filter on your search.
Here's how to evaluate Volusia County schools as a home buyer in 2026 — using objective, verifiable sources — plus how to confirm the exact school zone for any address you're considering.
Volusia County Schools (VCS) is the single public school district covering all of Volusia County. It's one of the larger districts in Florida — over 60,000 students across 70+ schools.
VCS schools include traditional zoned public schools, magnet programs (Ormond Beach Middle's IB program, Spruce Creek High's IB program), charter schools (Reading Edge Academy, Burns Science & Technology), and career academies and dual-enrollment programs.

My recommendation: check at least the FL DOE grade and GreatSchools rating for any school zone you're considering.
Volusia has dozens. Use the attendance zone lookup to find the one for the home you're considering, then check its FL DOE grade and GreatSchools rating.
This is critical. Some streets in Port Orange, NSB, and Daytona Beach straddle attendance zone boundaries.
The official tool is on the Volusia County Schools website. Enter the home's exact street address.
MLS listing data sometimes lists the wrong school zone. Always verify with the official tool.
If you're making a buying decision based primarily on the school, call the school's office directly with the address. Boundary changes happen.
Even if you're not zoned for a specific magnet program, you may be eligible to apply.
Most charters in Volusia have a wait list. Apply early.
Annual tuition ranges $7,000–$18,000. The Florida Empowerment Scholarship can reduce or cover tuition for qualifying families: stepupforstudents.org
Across Volusia County, homes in higher-rated school zones typically command a 5–15% price premium over otherwise-comparable homes in lower-rated zones. Most visible: Spruce Creek High School zone (Port Orange), New Smyrna Beach High School zone, Ormond Beach Middle School zone.
This means: if you don't have school-age kids, sometimes the smart move is buying just outside a high-demand school zone for better value.
