- The tax swing. New Jersey has among the highest property taxes and a state income tax; Florida has no state income tax and a Homestead Exemption that caps how fast your bill grows. For many NJ sellers, cashing out a high-value home and buying in Volusia frees up real monthly cash flow.

What's different when you buy in Florida

Where NJ buyers tend to land
Coming from suburban Jersey, most of my clients want walkability, good neighbors, and low drama. The usual favorites: Ormond Beach (established, quiet), Port Orange (newer, family-friendly, great value), and New Smyrna Beach (charming beach town). If you want more house and lower insurance, inland DeLand is worth a look.
