What's different when you buy in Florida
Insurance replaces property tax as your big number. In IL the tax bill was the sting; in coastal FL it's homeowners + flood insurance. Quote it before you offer — roof age and flood zone swing it by thousands a year.
Flood zones matter here. I pull each home's FEMA flood zone and elevation before you fall for it.
Where Illinois buyers tend to land
Coming from the suburbs, most of my IL clients want good neighbors, value, and walkability: Port Orange (newer, family value), Ormond Beach (established, quiet), and New Smyrna Beach (charming beach town). For more house and lower insurance, inland DeLand is a strong pick.
