Florida Shores isn't a single feel. The eastern section runs to the Indian River — waterfront, canal-front, premium prices. The western section is inland, residential, more affordable. The middle tier. Inland of the waterfront but still in the eastern half. Mid-1970s to early-2000s homes, mostly. Walkable to Florida Shores Park. The "sweet spot" for buyers who want Edgewater proper without waterfront pricing.

The most affordable section of the neighborhood. Inland, residential, less proximity to water and amenities. Often the entry point for first-time home buyers shopping Edgewater.
Typical price range: $400K – $650K
Florida Shores has seen scattered newer construction in the past 10 years. 1,800–2,500 sq ft, modern hurricane-rated windows and roofs (which significantly lower insurance through wind mitigation credits).
This is genuinely unusual for a Florida coastal neighborhood and a real selling point. No HOA fees, no deed restrictions on most aesthetic choices, no waiting for an architectural review committee to approve your roof color. If you want to park your boat in your side yard, plant a vegetable garden, or paint your house teal, you generally can. (Volusia County zoning still applies, of course.)
The City of Edgewater has been running a multi-decade drainage and stormwater improvement project across Florida Shores since the 1990s. The 1958 platting didn't include adequate stormwater management for modern rainfall events. For buyers: drainage on a given Florida Shores lot today is much better than 30 years ago, but verify drainage history with the city before purchasing.

Florida Shores is served by Volusia County Schools. Common assignments include Indian River Elementary, New Smyrna Beach Middle School, and New Smyrna Beach High School.
