By Robert Kirkland · April 30, 2026

Plantation Bay is Ormond Beach's gated golf community of choice — homes, amenities, fees, and what buyers should know. Plantation Bay is one of Florida's most-recognized gated golf communities — 36 holes of golf, multiple country club tiers, single-family homes, condos, villas, and meaningful lot variety. Located on the Ormond Beach / Flagler County border.

Where Plantation Bay is

  • ~3,600 acres total
  • 36 holes of golf (Prestwick / Club de Bonmont courses)
  • Multiple gated entrances
  • Mix of subdivisions, lot sizes, and price tiers
  • Adjacent to I-95 access

Club memberships — a key buyer's question

The Plantation Bay Country Club is separate from the master HOA. Club membership is optional but expected for full-experience residents.

  • Sport — pool, fitness, dining, social
  • Tennis — adds tennis facilities
  • Golf — adds full golf privileges
  • Premier / Executive — top tier with all amenities

This is a major monthly cost on top of the HOA — factor it into your budget. You can buy a Plantation Bay home and not join the club, but many social features require membership.

HOA fees and special assessments

Plan for $200–$700/month combined HOA depending on subdivision. Plus club dues if you join. Plus golf cart fees if applicable.

CDD fees

Parts of Plantation Bay have Community Development District (CDD) bonds. CDD fees can run $1,500–$3,500/year depending on the subdivision. Always verify the CDD status of the specific parcel before making an offer.

What to evaluate before buying

1. Which county?

The Volusia/Flagler split affects property taxes (different millage), schools (different districts), and emergency services.

2. Flood zones

Most of Plantation Bay sits in Zone X. Some lakefront and lower-elevation parcels are in higher zones. See our KCAP coastal risk assessment.

3. Insurance

Plantation Bay homes are inland (10+ miles from the ocean), so wind/hurricane insurance is meaningfully cheaper than beachside Volusia. Plan on $2,500–$5,500/year.

4. Roof age and 4-point inspections

Homes built in the early 2000s are now 20+ years old. Many roofs are at end of life. Always get a 4-point inspection.

5. Club commitment

Decide upfront whether you'll join the club. The community feels different for members vs. non-members.

6. Resale considerations

Plantation Bay generally holds value well. Watch for specific subdivisions where inventory has built up, older condos facing reserve / milestone issues, and custom estates priced above market.

Schools

Volusia County side: zoned within Volusia County Schools. Flagler County side: zoned within Flagler County Schools. Verify with the appropriate county district's attendance zone lookup.

Lifestyle

  • Two championship golf courses
  • Tennis, pickleball, fitness center
  • Multiple dining venues at the country club
  • Active social calendar
  • Walking and biking trails throughout
  • Gated security 24/7
  • Easy I-95 access
  • 20 minutes to Ormond Beach beachside
  • 30 minutes to Daytona International Airport

Who Plantation Bay is right for

  • Retirees and semi-retirees wanting active gated golf lifestyle
  • Snowbirds (many seasonal residents)
  • Working professionals wanting privacy and security
  • Out-of-state buyers seeking gated Florida lifestyle without southwest FL pricing

Bottom line

Plantation Bay is one of the strongest gated-golf community options in northeast Florida. Just go in clear-eyed about the layered cost structure (HOA + sub-HOA + club + CDD) and county-line considerations.
