Club memberships — a key buyer's question

The Plantation Bay Country Club is separate from the master HOA. Club membership is optional but expected for full-experience residents.

  • Sport — pool, fitness, dining, social
  • Tennis — adds tennis facilities
  • Golf — adds full golf privileges
  • Premier / Executive — top tier with all amenities

This is a major monthly cost on top of the HOA — factor it into your budget. You can buy a Plantation Bay home and not join the club, but many social features require membership.

HOA fees and special assessments

Plan for $200–$700/month combined HOA depending on subdivision. Plus club dues if you join. Plus golf cart fees if applicable.

CDD fees

Parts of Plantation Bay have Community Development District (CDD) bonds. CDD fees can run $1,500–$3,500/year depending on the subdivision. Always verify the CDD status of the specific parcel before making an offer.

What to evaluate before buying

1. Which county?

The Volusia/Flagler split affects property taxes (different millage), schools (different districts), and emergency services.

2. Flood zones

Plantation Bay homes are inland (10+ miles from the ocean), so wind/hurricane insurance is meaningfully cheaper than beachside Volusia. Plan on $2,500–$5,500/year.

Homes built in the early 2000s are now 20+ years old. Many roofs are at end of life. Always get a 4-point inspection.
