If you've spent any time in Ormond Beach — or read travel articles about Florida's east coast — you've heard about The Loop. It's a 23-mile scenic drive through tunnels of live oaks, alongside the Halifax River and Tomoka River, past historic homes, state parks, and one of the prettiest stretches of road in Florida.

It's also one of the most desirable real estate corridors in Volusia County. Properties along The Loop range from million-dollar riverfront estates to historic 1920s craftsman homes to large-acreage lots tucked under the canopy.

What "The Loop" actually is

  • North on Beach Street / Riverside Drive along the Halifax River
  • Through the historic downtown Ormond area
  • Continuing north on Highbridge Road
  • Crossing the Halifax River at the historic Highbridge crossing
  • Heading west on Old Dixie Highway under the famous live oak canopy

Why The Loop is special

1. The live oak canopy

Old Dixie Highway runs under one of the most photographed live-oak tunnels in Florida. The trees are protected by the local heritage tree ordinance — many are 200+ years old.

2. The historic continuum

This corridor was inhabited by indigenous people for thousands of years, settled by the Spanish, planted as sugar plantations in the early 1800s (Bulow Plantation), and developed as winter estates for wealthy northerners in the late 1800s and early 1900s.

Old Dixie Highway homes

  • Often set back from the road behind the oak canopy
  • Larger acreage parcels (1–10+ acres)

  • Typically Zone X (no flood insurance required) on the inland side

John Anderson Drive corridor

What to evaluate when buying along The Loop

1. Trees and tree-protection ordinances

Many of the heritage live oaks are protected. You generally cannot remove a heritage tree without a permit and substantial mitigation. This affects where you can build additions or pools, driveway location, and septic field placement. Always have a tree survey done before making an offer.

2. Septic vs. sewer

Stretches of Old Dixie Highway are not connected to municipal sewer. Verify septic age and condition, drain field location, and any future sewer-extension plans.

3. Flood zones

  • Riverfront homes (Halifax and Tomoka) are typically in Zone AE — flood insurance required
  • Old Dixie inland homes are often in Zone X — no flood insurance required
  • Always pull the FEMA flood map for the specific parcel

4. Historic district regulations

Some homes along the Halifax riverfront fall within the Ormond Beach Historic District. This affects exterior modifications, roof material/color, window replacement, and additions/outbuildings.

5. Insurance

Older homes (pre-1980s) face higher insurance scrutiny: 4-point inspection issues, polybutylene plumbing, older roofs. Get insurance quotes BEFORE going under contract.

6. Septic / well water

Some older homes still rely on well water. Test water quality and verify well location relative to neighboring septic systems.

Homes along The Loop are zoned within Volusia County Schools. Common zones: Ormond Beach Elementary or Pathways Elementary, Ormond Beach Middle School, Mainland or Seabreeze High School. Verify with the official attendance zone lookup. For school ratings, check GreatSchools.org.
