If you want a newer home in New Smyrna Beach — modern layouts, a community pool, low-maintenance living, and warranties still in play — Coastal Woods is one of the first communities to put on your list. It’s one of the area’s most active newer-construction neighborhoods, which makes it a great fit for buyers who’d rather not take on an older home’s projects. Here’s an honest guide for 2026.
Coastal Woods is a newer master-planned community on the west side of New Smyrna Beach, developed primarily by national builders such as D.R. Horton and Meritage with homes built roughly from 2017 onward. It offers a mix of single-family homes (and some attached/villa product) at a more attainable price point than NSB’s beachside, which is a big part of its appeal to first-time buyers, families, and downsizers who still want New Smyrna’s lifestyle and schools.

Its west-side location puts you minutes from I-95 and SR-44 — an easy run to the New Smyrna beaches, shopping, and the historic Canal Street and Flagler Avenue districts — while keeping prices more attainable than buying right on the beach.
As of mid-2026, prices generally land in the upper $300s, with smaller floor plans below and larger homes or premium lots above. Because the community is still relatively new and inventory turns over, the most useful comparison is recent sales of the same floor plans — I’m glad to send you the current active listings and recent sales.
It’s a strong fit if you want a newer, lower-maintenance home in New Smyrna Beach at a more attainable price, with community amenities and an easy commute. It’s less of a fit if you want to be walking distance to the ocean, you want a large lot or acreage, or you specifically want an established, mature neighborhood — Coastal Woods is newer and still filling in.
