A street-by-street look at South Daytona’s neighborhoods — Big Tree, Coventry Forest, Sherwood Forest, Blake and the Halifax riverfront corridor — and how to tell which one

If you want a golf-course lifestyle in Daytona Beach without committing to one tiny subdivision, LPGA International is usually the first name that comes up. It’s a 650-acre master-planned community built around two championship golf courses on the west side of Daytona Beach — really an umbrella over a dozen different neighborhoods at very different price points. That makes it one of the most-searched, and most misunderstood, communities in Volusia County. Here’s how it actually works for buyers in 2026.
LPGA International is a golf-centered master-planned community named for the LPGA, whose headquarters sits nearby. At its center are two highly regarded public-access championship courses: the Champions course, designed by Rees Jones, and the Legends course, designed by Arthur Hills. Around the courses sit more than a dozen distinct residential neighborhoods, ranging from maintenance-free villas and townhomes to custom estate homes backing the fairways.

Browse Volusia County Homes →This is the part most online listings gloss over. “LPGA homes for sale” can mean a $300,000 townhome or a $1M+ custom estate, depending on the pocket neighborhood. Names you’ll see include Lionspaw, Champions, and the Preserve at LPGA, among others — each with its own HOA, home styles, and price band. When you shop here, the neighborhood matters as much as the address, and that’s exactly where a local agent saves you time.
As of mid-2026 the overall median sits in the high $300s, but the spread is wide: attached villas and townhomes start lower, single-family homes occupy the middle, and golf-front custom estates run well into seven figures. Because the range is so broad, a community-wide “average” tells you almost nothing — the right comparison is recent sales in the specific LPGA neighborhood you’re considering. I’m glad to pull those for you.
The two courses anchor the community, along with a clubhouse, a golf academy and driving range, dining, and miles of preserved green space and trails — LPGA was planned with conservation land woven throughout. You don’t have to be a golfer to live here, but if you are, having two championship courses out your door is the whole point.
It’s a great fit if you want golf, space, and a master-planned feel with a range of price points and home styles to choose from, and you like being a quick I-95 hop from the beach, the airport, and shopping. It’s all-ages, so it suits families, professionals, and retirees alike — if you specifically want a 55+ active-adult community, nearby Latitude Margaritaville is the better match.
