1. Sell on the open market — best when you have equity

If your home is worth more than your payoff, you can list and sell any time before the foreclosure auction. The loan gets paid off at closing and you keep the leftover equity — plus you avoid the completed-foreclosure mark that does the most long-term credit damage. 2. Short sale — when you're underwater

If you owe more than the home is worth, a normal sale won't cover the loan. A short sale is where your lender agrees to accept less than the full balance to release the mortgage. It takes paperwork and lender approval, so it's slower than a standard sale — but it can reduce or wipe out the shortfall, and it's generally far less damaging to your credit than a foreclosure.
